http://www.waypointresidential.com/ Job description As an integral member of our Acquisitions team, the Senior Vice President of Acquisitions originates, manages and closes multi-family real estate acquisitions & dispositions, including execution of strategy, due diligence, market research and all financial activity. This role reports to our Chief Acquisitions Officer.
What you will do:
Design and implement multi-family residential acquisition and disposition strategies to meet investment objectives and explore avenues to meet acquisition targets. Source and structure appropriate acquisitions investments of conventional multifamily in the Northeast U.S. and in conjunction with portfolio appetite including single-asset acquisitions, development or portfolio acquisitions. Review appraisals, valuations and cash flow projections and assess the performance of potential and current properties. Manage due diligence, acquisitions underwriting, deal modeling, deal structuring, financing, negotiation of deal terms and transition to the asset management group. Identify and analyze the major risks affecting an investment opportunity. Research supply and demand forces in the market. Develop current industry relationships and proactively build new relationships and potential deal-sourcing networks and/or participation. Informally manage and mentor a team of mid to junior level acquisitions professionals. Negotiate all real estate documents such as letter of intent and purchase and sale agreement.
Preferred Skills and Experience
Minimum Bachelor's degree in Finance, Accounting, Real Estate or Business Administration 10+ years of prior experience in real estate acquisitions to include entitlements, land development, purchase contracts and due diligence documentation Strong communication and negotiating skills Proven track record of working with a mix of private investors and complex deals, including portfolio deals Previous experience in high volume transactional environment and experience with multi-family asset acquisitions Strong organizational skills, including planning, scheduling and follow-up capabilities Excellent oral and written communication skills and high attention to detail Thorough understanding of financial concepts (DCF, ROI, IRR, NPV, etc.). A general understanding of, and demonstrated experience in, areas of real estate finance, property valuation and equity investment analysis. High level of proficiency and application of real estate law, real estate development practices, calculations and experience in the negotiation of real estate documents Must work well in a multi-functional collaborative environment and demonstrate a strong work ethic Seniority Level Mid-Senior level
